Our minimum inspection time is three hours. A 3,500 square foot home typically takes us about four hours. Larger or more complex homes can run five to six hours. We do not rush. If something needs a closer look, we take the time. You are paying for thoroughness and that is what you get.

We prefer the house to be vacant. We do our best work when there are no distractions, no occupied rooms, and no one walking through while we are focused. If the homeowner works from home or the house cannot be vacated, we can work around it. There is a section at the end of every inspection specifically for the buyer and any questions they want to walk through in person.

Your digital report is delivered the same day the inspection is complete. It includes photos, detailed descriptions, and clear explanations of every finding. We are always available to walk through the report and answer questions for as long as you own the building. You own our advice permanently.

We are one of the only companies in Utah with NHIE certified inspectors. We are InterNACHI members with ongoing recurrent training. Every inspector goes through an apprenticeship program before working independently. We follow a standard SOP on every job, the same way a pilot follows a preflight checklist. We use thermal imaging, continuous radon monitors, proprietary solar analysis software, and a certified K9 mold detection dog. We are constantly learning and adding new capabilities because the home environment keeps changing.

We do not offer a warranty on our inspections. What we offer is a thorough, documented inspection performed by certified professionals. If you have questions about a finding or something comes up after the inspection, we are always available to talk through it. You own our advice for as long as you own the building.

Ruger is our certified mold detection dog. He can detect mold in places no instrument can reach, including inside walls, under flooring, and in crawl spaces with no visible signs. He can join any home inspection at the standard assessment level. If mold is detected, we can follow up with air sampling to confirm and document the findings. Air sample lab results come back within three to five business days.

Radon is a naturally occurring radioactive gas that seeps up from the ground. It is the second leading cause of lung cancer in the US after smoking. Utah has significant radon risk in many areas, partly due to the uranium-bearing geology that made this state a major source of uranium during the Manhattan Project era. Testing is straightforward and affordable. If levels are elevated, mitigation systems are effective and not expensive.

We offer two options. The on-site same-day test gives you an immediate yes or no answer based on whether contamination is above the Utah state legal limit of 1.0 micrograms per 100 square centimeters. It is a benchmark test. If you want exact numbers, we send samples to a lab, which takes about five business days on standard turnaround. Rush processing is available for an additional cost.

Yes, and we are one of the only companies in Utah offering a full solar panel efficiency and output assessment with a written report. We use proprietary software to analyze actual production data and verify the system is performing as it should. This is not just a visual inspection. We can tell you whether those panels are actually doing their job.
