Frequently Asked Questions

Most home inspections take 2–4 hours depending on the size and age of the home. A 1,500 sq ft home typically takes about 2 hours. A 3,500 sq ft home may take closer to 4 hours. We do not rush — thoroughness is the point.

We strongly encourage it. Being present allows you to see issues firsthand, ask questions in real time, and get a much better understanding of the home than reading a report alone. Plan to be there for at least the last hour.

Our reports are generated through Spectora — the industry's leading inspection software. They include hundreds of photos, detailed descriptions of every finding, severity ratings, and recommendations. Reports are mobile-friendly and easy to share with your agent, lender, or contractor.

Finding problems is the whole point. Serious findings give you negotiating leverage. You can ask the seller to repair items, reduce the price, or provide a credit at closing. In some cases, findings may cause you to walk away from a bad deal. Either way, you're better off knowing before you close.

We do not offer a warranty on our inspections. Our commitment is to thoroughness and accuracy. If you have questions about a finding or something comes up after the inspection, we are always available to walk through it with you. You own our advice for as long as you own the building.
